  1. Installation Cost

Most Brisbane flooring installers charge

$25 – $35/m²

(installation only)

Additional services may include

  1. Subfloor Preparation

Many homeowners assume higher quotes mean more expensive flooring, but the biggest cost difference is often the subfloor. The Australian Timber Flooring Association (ATFA) recommends that floating floors be installed within about 2 mm over a 3-metre span. If the floor exceeds this tolerance, extra preparation like grinding or levelling may be required.

Check ATFA Subfloor Standards for more details.

If a floor is outside this tolerance, installers may need to perform:

• Patching

• Grinding

• Sanding

• Levelling compound

This is why two homes with the same size can receive very different installation quotes. Often it’s not the flooring — it’s the preparation underneath.

Why Flooring Quotes

Often Feel Confusing

Many flooring quotes bundle multiple costs into one number — including flooring, installation, removal, trims, subfloor preparation, delivery, and mark-ups. Because of this, two quotes can look very different even if the final result is similar.

What Actually Affects
Hybrid Flooring Cost?

Subfloor flatness

More uneven = more prep = more cost. (ATFA’s 3mm/3m rule applies to ALL floating floors.)

Material thickness

8mm is stable.
10mm is even more stable — and feels more solid.

Stairs

Straight is cheaper. Winding is slower and more technical

Old flooring removal

Tiles cost the most, carpet the least.

Open-plan layout

Most Brisbane homeowners choose 10mm because of the summer heat — the thicker board simply moves less.

Most places gave us confusing quotes, but LUXO Floors was the only one that explained the real costs clearly. Once we understood the difference, choosing Hybrid Plus made complete sense.
